Yeah, I hear you. Bonus tip: In the report you give in return for the email, place sharing buttons inside it. That way, you get the benefit of the share after a subscriber got to consume the material. You may lose out on the subsequent subscriptions, but you also place a link in the report that encourages sign ups. A little more complicated and convoluted, but it works.
